Do you charge a fee?

We’ll always be clear and upfront about any fees before you proceed — no surprises. Where a fee does apply, we’ll explain exactly what you’re paying for.

How much can I borrow?

This depends on your income, outgoings and overall financial situation. We’ll talk this through with you and give you a clear idea of what’s affordable — not just what a lender will offer.

How long does the mortgage process take? 

Typically, around 4–8 weeks from application to offer, but this can vary. We’ll keep you updated every step of the way so you always know what’s happening.

Do I need a deposit?

In most cases, yes. The amount depends on the type of mortgage and your circumstances. We’ll guide you through your options and what’s realistic for you.

Can you help if I’m self-employed?

TYes — we regularly help self-employed clients. We understand how lenders assess income and will guide you to the most suitable options.

Will I need to speak to the lender directly?

No — we’ll handle everything for you. From the application through to liaising with the lender, we’re here to make the process as smooth and stress-free as possible.

What happens after I apply?

We’ll submit your application, manage the process with the lender, and keep you updated throughout. We’re here to answer any questions and support you right through to completion.

Do you help with buy-to-let mortgages?

Yes — we support straightforward buy-to-let purchases and first-time landlords.
(We don’t currently advise on portfolio or limited company buy-to-let mortgages.)

Do I need life insurance with my mortgage?

It’s not always a requirement, but it’s something we strongly recommend. It helps protect you and your family financially if something unexpected happens.
